What are floorplan services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, hallways, and pantries. They might make a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services necessary?

Property taxes

Property tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually own! Unless a certified appraiser has completed a recent appraisal or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A home measurement service can secure a fair price for your house. Living space is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home is to reference a previous appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

Information for real estate agents

To make sure that your client's home sells at a price that accurately reflects market value, we recommend asking for a home measurement of the property. Clients, and potential buyers, will appreciate your eye for detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool to interest potential buyers because they can review the layout and characteristics of the home before and after touring.
